How do Broadway shows get revived?

I just want to know the process where a Broadway show gets revived. Anyone out there that are experts in this field? I mean, Broadway shows close because they lose money...so what does it do to get revived 5, 10, 20 or more years later?

1. A producer with money believes that the show is marketable again and chooses to fund the show. They obtain the rights hire a director, designers and cast the show. A lot of rehearsals and marketing later the show opens as a revival.
